We represent and advise clients on a wide range of real estate transactions (including environmental and land use issues) in Newport Beach, California and Park City, Utah, together with certain resort areas of Hawaii. With that in mind, we provide expertise and streamline the process with a team of local strategic partners and affiliates (e.g., real estate brokers, lenders, attorneys, architects and wealth advisors) which identify and maximize the opportunities, while assessing and minimizing the business and legal risks.

Sales and Dispositions. There may be several reasons to sell or transfer real estate – a desire to sell, relocation, retirement or tax and estate planning purposes. With that in mind, we develop and implement client specific strategies to ensure effective and efficient transactions.
Land Use Approvals and Entitlements. Coastal and resort areas often trigger increased scrutiny and review by local agencies, which may require permits and approvals. In such cases, we manage the application process and coordinate with the local agencies in obtaining the necessary approvals and entitlements.
Environmental Compliance. When appropriate, we advise clients in assessing, managing and mitigating environmental liabilities and obligations.

He previously served as Corporate Real Estate Counsel for Richmond American Homes (MDC Holdings) a publicly traded homebuilder and was a real estate and land use attorney with two prominent national law firms: Stradling Yocca Carlson & Rauth and Hatch & Parent (now Brownstein Hyatt Farber Schreck).
James is a member of the California, Colorado, Utah and Hawaii State Bar and licensed real estate broker in California, Colorado and Hawaii. He earned his BA from the University of Iowa, JD (with distinction) from the University of Iowa College of Law and an LLM degree (Master of Laws) in Environmental Law from the University of Utah College of Law.

California Coastal Properties. Represented and advised home builders, entertainers, professional athletes, and high profile individuals in the acquisition, disposition and financing of luxury properties in Newport Beach, Laguna Beach, Malibu, Hollister Ranch, Santa Barbara and Montecito.
Ski Resort and Recreation Properties. Represented and advised high profile individuals, executives and entertainers with the acquisition, financing, and disposition of premier ski resort homes and properties in Vail and Aspen, Colorado, Whitefish Montana, Deer Valley and Park City, Utah.
Environmental Compliance and Land Use Matters. Represented and advised individuals, developers, companies and builders throughout California and Utah regarding compliance with State and Federal Environmental Laws and Regulations, including, the California Environmental Quality Act (CEQA), the National Environmental Policy Act (NEPA), the Endangered Species Act, the Clean Water Act and the California Coastal Act.
Master Planned Communities. Represented public home builders (e.g., Lennar Homes of California, the Pulte Group, William Lyon Homes, Capital Pacific Homes and Richmond American Homes) in large-scale master planned communities throughout California and Utah, including The Irvine Ranch, Providence Landing, Portola Springs, South Mountain, Tustin Legacy, Hunter’s Point Shipyard, The Villages of Columbus and Central Park West).
